HOA fee's do not just shoot up that high unless there is trouble from a legal standpoint.

Hi Cathy,San Diego is a great market to invest in and there are tons of people doing it but yes you may have trouble seeing positive cashflow in the beginning.

Besides the failure rate, wholesaling is legal when done right, but most programs teach you to practice real estate without a license which can get you in trouble.

It means trouble has been brewing, and he did nothing to help his investors steer from it besides cap investments, especially since the underlying investment has been failing for 6 months+.

The house is definitely on discount because of it, almost worth it to go through the trouble if the number makes sense. 

We do have 1 mid term rental where we allow pets, but it's all hard surface flooring, fenced in backyard, and has pretty durable furniture.
