Some of my most recent client closings have been a turnkey 3/1 single family house for $120k and $5k in rehab needed and currently rented out for $1550/mo to section 8.

The lesson here is never buy into a property that you cannot take your family to and continue to research the area if you are banking on the neighborhood to be improved.

We have multiple single family rentals in Cahokia Heights that we purchased about 1-1/2 years ago. 

It is were me, I'd stick to attracting families.

South Utah County and the Eagle Mountain area are where I would be buying and specifically new construction and small cheap single-family homes.

With single family investing it's about finding properties at 50-75% of "retail prices" in a neighborhood and then renovating them to improve them to "force equity" and then refinancing to pull out cash - essentially a BRRRR.
