The sort of situation where you think you're buying in a B neighborhood but it's more like a C/D.My simple advice would be to find a property in Saint Louis County school districts that have access to areas of the city where the most jobs are located.

What is the zoning for your district.

There is also a large Victorian Home in the historic district (in city limits) that would be a possibility because it's more space and closer to Downtown but still a desirable neighborhood.

I cannot househack due to family reasons and I like the school district that I live in.

He is now out of the hospital and wanting to return to the property due to it being only about 3 blocks from the medical district where he has his doctors and does his breathing treatments.I can request proof of his admittance and wife's admittance if need be but I believe what he is saying is legit. 

The district court applied the Reves test and ruled that these kinds of loans were not securities. 

Maybe right down town in the financial districts.. but you can go to any big city in the mid west rust belt deep south and find all sorts of vacant commercial..

Some investors also consider school districts.
