Their cost basis is about $33k, the agreed upon purchase price is $250K and the expected appraisal might be around $350k-$400k. 

Though it wasn't what I planned or expected, just glad its over and was able to move on to different project.

Just like any market, it has its quirks on what to look out for and what to expect.

This is something that I have really come to realize over the last couple of months as I've been learning.I came into this expecting it to be complicated, and I am not disappointed!

It's easy for people to say it's a scam because they expect to magically make money and when they don't they ruin the possible experience for others.  

There have definitely more delays for our build than expected, but I am just curious if you have experienced similar delays with Delta?

Always be cautious of what you charge on things like paint, flooring etc.. most judges will use life expectancy and divide out a pro rated amount you could charge the tenant for excessive damage and not normal wear and tear
