So far, we've pieced along different elements of this (different tax person each year, no LLC to one to now 2 this year, haven't yet used a bookkeeper...)trying to streamline systems and have a solid foundation for our fairly new and growing real estate portfolio. 

And apart from that side, assuming the project goes well, does the cost and profit share elements look fair?

However, my point is that the Micron effect has already begun, contractors, architects, environmental etc have started descending on the area, and need land/warehousing/temp housing, especially since Micron has shrunk it's timeline for the first 2 fabs to four years, to open in 2029, due to Intel and Taiwan getting more aggressive. 

This one strikes me as having some devious or less than ethical elements.

I had hired a contractor in the Fall of 2021 to do some proactive repair work, but his "fix" apparently left the roof vulnerable to the elements.

It connects directly to Houfy, but allows for amazing, branded elements. 

Often in smaller deals one needs to be able to determine approximate costs, likely issues, and determine and approximate value quickly while larger projects can be taken more slowly.There is an element of creativity as well. 

Some element of tax planning, in addition to filing returns, would be great but not looking to spend $35k on that!

Even some of the more experienced people on here said that the project you're describing would be out of their element.
