Sorry, got my spelling wrong here...I just spoke with their lawyer and he said, since note was signed by dad and not mom and dad, then due to PA law Tenancy by the Entireties, mom automatically became the sole owner of the property free and clear.

Collecting on a judgment is unlikely.Your specifically referenced problem (an oral modification to the lease) could be solved with a carefully drafted "Entirety" clause, which might say that the lease is the "entire" agreement, and that all modifications must be made in writing.
