If you have your personal goals for REI laid out, be ready with a short "elevator" pitch to let folks know what you are looking to do, but I would just listen more than anything for now.

STRICT compliance with ADA is imperative, and additional 'comforts' including elevators would be almost definitely necessary.

Specifics are:- 4200 SQFT - 3 stories with a rooftop deck- Elevator- 5 Bedrooms- 5 Full baths, 2 Half baths- Requires 30 FT Pilings- Block construction- Impact windows- Retail price point of $2.5MM+We are in the process of obtaining GC bids and are looking at experienced contractors with solid track records.

Is there a way of figuring out how much it would be for a property without having to do an elevation cert for every house I’d want to consider?

We need the below:Site plan- Floor plans, exterior elevations, preliminary structural design, building sections, preliminary cabinet layout andelevations, preliminary interior elevations- -dimensional exterior and/or interior renderings depicting the proposed work.

.- With not much elevation, are you seeing homes flooding again?  

Often times, a structure will require elevation to comply with the Base Flood Elevation.

Also make sure you have your elevator pitch, a quick this is who I am and what I am looking for pitch.

My thoughts -- There's a ton of stuff you "could" do; whether or not you "should" do it will depend on some market factors.Mainly, will more curb appeal elevate rents to a level that they will create a positive ROI?
