Hey Cooper,Kingsway West and Academy can be dangerous areas... the Delmar divide is a general rule of thumb, north of Delmar is rundown while south of the street is a lot nicer.

I believe it VERY dangerous to simply disregard such actions by these political "elite" as not possible, won't happen etc., that's exactly the mindset and inaction that will pave a path to next waking up and saying "how'd we get here?

Sub to is VERY dangerous for sellers... if this loan somehow got called.. and you did not have the equity and or the cash to make up the difference this could really hurt a seller.rare I know but sellers really need to understand the dangers of sub too and not just get sweet talked into them.

Someone comes in and uses lead roof materials, electrical conduits, a tank lining, soft solder, orparts from China all which have lead in remodeling after the certification...I know lead is dangerous for children.
