@Victor Chico Respect your opinion, of course, but I'm an infectious disease person by education. 

I'm obviously fearful of the 'paralysis by analysis' disease but I'm jumping headfirst into unknown waters.

You could be exposing yourself to anything from drug-resistant disease microbes - including, possibly, "flesh eating" bacteria - to black mold to potentially lethal allergens.Is your health worth so little to you? 

Even though you point out pest control is on tenant's in your lease that may not apply to pests that breed disease such as rodents or roaches.
