I cross-reference everything the neighbors tell me with what the seller tells me to see if there are discrepancies.

@Leah VandenAkker  Nice of your realtor to point this out to you, however just because there is a size discrepancy doesn't mean it is unpermitted. 

Plus, the location in Myrtle Beach is a big draw for tourists.I'm a little concerned about the discrepancy in the income estimates.

We were getting close to the final framing inspection and I noticed a discrepancy on some of the paperwork the city gave me.

tampa bay has such a discrepancy between purchase price and rental prices that investors are buying up entire condo buildings and making them all rentals. they have done this several times over the years. i can think of at least two in the gateway area of st pete that have been bought and sold off several times in the last 20 years. there is a large influx of young professionals moving here and not enough inventory. 

Real estate 101.Oh, one other remainder item:  if there is an unresolvable discrepancy holding up a closing between what the seller says and tenants state, have the title company hold an escrow for double the difference. 

That shows the sometimes huge price discrepancy between a PM company and those that self manage .

Have run into some issues with the previous owner not disclosing some state inspection discrepancies that were not corrected.

I think this is the source of the numbers discrepancy.

Then this shouldn't be a surprise....if you were using the county site for sf calculations, surely you would have noticed the floor plan discrepancy during rehab, if not before you actually bought it.
