If you self manage I would still keep property management cost in mind if you change directions. 

However, we just started STR property management and it would be very helpful/look more professional to have the ability to esign contracts, autogenerate payout statements, direct deposit payouts, ect.  

With direct mail, you would get a list from somewhere like Prop Stream or List Source.
