Do your due diligence and make sure the numbers work for you.

As I stated above, maybe it is because I'm in the south, but if you attempt to speak with people, conducting due diligence, they become offended you would question anything they provide. 

Hey Brian, Generally, a HML org will want to see some diligence around the contractor or get some idea of past work if you're doing the work yourself.

I did all my other due diligence like asking for paystubs, W2s, Tax returns, Employment verification, bank statements etc etc and did not see any red flags overall.

If the lease was not provided during due diligence, then this one is on you and your agent, which should have been stipulated within the purchase and sale agreement.

Then Q3 & Q4 are a little less diligent about keeping track in the moment and I have to go investigate and dig for receipts come tax time, haha

So if I understand correctly, RWN brought shady deals to their investors, watched them invest without proper due diligence and investors got screwed?

Its worse than just being off.. 97% of those type of solicitations are from  scammers pretending to be lenders  you know pump and dump due diligence schemes quote super low rates tell you what you want to hear just need to send me 500.00 up front then another 1000.. 

Just be aware and do your due diligence.
