The bank is paid off or paid down and you assume the rest of the loan, and voila' you get title to the new property (or the LLC that owned the property).These were done for decades (boring but crazy fact - they used to be called Rutherford Exchanges and the original case if I remember was the sale of some pregnant cows with payment being their offspring when born).

If you are paying $50k for a place, and rents are $800 a month, you have a problem, not a cash cow.

A lot of the cheap cities that were cash-cows for west coasters 5 years ago don't make sense anymore... and if everyone's talking about it you should probably look elsewhere!
