Values at least in our market were quite sticky and on top of that our competition when rates sky rocketed de engineered their houses to get their prices down. 

You got some great advice from @Paul De Luca about adding an early termination clause.Plus I REALLY LOVE @Randall Alan approach of working with the tenant, not against them...at the end of the day, this good karma will come back around.

That beats any of my alternatives and will improve if I’m able to refinance to a lower rate in the future.So as long as my D/E and D/I ratios are healthy I think I should continue to expand my portfolio.
