I don't know your market at all, but it's common for neighborhoods next to the hospital to not always feel safe to out of town nurses--- so just know proximity isn't always the main point.

I recently thought I found a great duplex but when a local agent toured the property for me, they didn't even feel safe which lead us to believe finding the right tenants would be a challenge.

Depends on the age of the building, mechanical systems, etc but good rule of thumb is 6 months of reserves liquid to feel safe

this is good.2. saving up a bunch of cash to "retire" as quickly as possible, putting 100% of it in stocks, and then obsessing about the safe withdrawal rate for the rest of time.
