This is not because I am unwilling to purchase but because running my numbers show that I cannot forecast enough return compared to other investment options (taking into account the effort and risk). none of my under writing on RE depicts the return I desire which is the result of rates doubling and prices barely have fallen.

In general if the addition places your footage or BR count in top 25% of area, you will not have comps that depict a decent return.

In this example I will have the hands off garage conversion have a cost of $150K and a rent of $1.5K. it does not matter much the accuracy of these numbers to depict my point.

East of Patterson park ave is where the John hopkins police zone end  so I would go to the Hopkins security website and check their zone, that is the best depiction of where u can buy in Middle East if you are willing to consider it.
