Now that I am past that stage in life I still own the duplex and it cash flows handsomely however I no longer rent it by the bed.I would recommend going to school for something that is in demand in the job market even if it is not what you want to do with your life (nursing, dentist, engineering).

Around here you can buy dumpy little houses all day on land and resell for a huge profit.You have to know land development and patterns and where the growth is headed to know what to look for.The house on the roads make great little conversions for lawyers office,dentist etc. and they will pay much higher than 400 a month in rent for the space.If this is a tract home in a spec subdivision then you are much more limited to how to make money on the property.There is price and terms.Pricing isn't everything.

Connotations aside, I’ve had this exact conversation with several of our borrowers and they really do use each type of lender differently.One advantage of dealing with a small lender such as your dentist, or a mom and pop shop that lends their own money, is that they will tend to be a more lenient if you have a problem.
