However, he asked me to sign a one-year Exclusive Right to Represent agreement, as presented to him by his brokerage.His interpretation is that it applies only when he materially assists me, but I think the boilerplate brokerage language he was given reads much more broadly:"If during the term of this Agreement Buyer enters into a contract for the purchase of Property through the services or efforts of the Broker or Buyer’s Brokerage Firm, or by or through any other persons during the term of this Agreement" (emphasis mine).My concern is that, under my interpretation, if a fellow real estate investor wants to unload a property or if I get pointed to an opportunity by a former agent, colleague, or friend, this agreement could create an obstacle to moving forward with the deal.In the end, I didn’t sign.

. ;-)If the seller tells their agent not to bring certain types of offers to them, the agent is obliged to follow their instructions.However, I've also been told that an agent has a fiduciary responsibility to present all offers if not told otherwise.

FHA gets a bad rap because sellers and many agents think it's only for people who don't have the money so if I had 20 percent, but wanted to use FHA, I would present a proof of funds with my offer showing I have more money, but am using the FHA as a financial option so I can get an investment property as well somewhere else.

@Basit Siddiqi exact reason I became a realtor because 90% of realtors didn’t want to waste their time on me with my low price houses I was shopping for, my low ball offers I present, this is why I became a realtor to do my offers because for some reason when I call a realtor and tell them what I want to offer they right away say send me an offer, wasting my time!
