Hi folks, A tenant moved into my brand new house and defaulted on two months rent within 3 months of moving in.

They have millions in lawsuits against them and are in default on multiple loans that I’m personally aware of.

The larger unit will have higher maintenance/cap ex even with coastal environments being harsh on some items.I suspect your expense estimates are far too low especially if you kept the BP calculator default percentages.  

A lender will use market data, conservative comps, and always side on the fence of "what if" - as in, what if they have to default you and take over the property?

Banks ask for larger down payments to shift risk to the buyer/borrower in default. 

So some 2nd were blind sided by the default or foreclosure since they were getting paid all along.

By default depreciation is straight line taking a flat amount per year based on the expected life of what you are depreciating.

Miners will liquidate assets, cancel lease contracts and default on utility bills.
