you say they have insurance for their pet,, they need to give you a copy of that and you need to verify with company policy is up to date, give a copy of that to your ins company and let them know your working to have them move out and have given them notice to do just that. 

Not planning on doing title insurance since we have owned the house for 50 years and we just did one at date of death.

Hi Jordi, The conditions of city neighborhoods have not changed much from opinions previously stated on this thread by my fellow local investors.

Personally, I enjoy self-managing and screening is my favorite thing, so I'm not in the market for PM services, but a lot of my clients that I work with and other fellow investors would be interested in it.

I appreciate any insights or experiences fellow investors can share on managing rentals with pet-friendly policies.

Loan: The loan on Braxton at Tamarron is a capped floating rate loan that is SOFR + 3.45% with a maturity date of January 2025 with two 1-year extensions available.

I think there is a weird balance here, among professionals, where people may not want to bad mouth fellow professionals, particularly from the same areas, which can create a skewed picture.
