Youre right, but if you are doing the work yourself it can be daunting because the buck stops with you and having that responsibility on your plate 24/7 every waking hour of the day and putting in 12 hour days, it can be rough.

What I do see is that a strong screening process improves your chances of getting a responsible resident. 

The canceling tenant remains responsible for rent, utilities, and other charges until a replacement takes over.

I am just starting out with a STR and found that VRBO is not very specific if they are collecting the tax and paying it to the State as a marketplace facilitator or am I responsible for this tax collection and payment ?

If the seller isn't responsive, then do like the idea of telling the tenant you tried, and see if they can get some free legal assistance from a tenant resource center.It is a good reminder as closing approaches to ask the seller to keep tenants updated on the pending sale and when ownership is scheduled to change.
