Do not need to necessarily do it yourself but good at networking with contractors and knowing enough so as to not get the wool pulled over your eyes. 

More bankable, can save more and learning construction trades will be huge not only as you can do some work yourself but you will be skilled enough as to not get the wool pulled over your eyes if you start doing flips or BRRR properties.

Huge score from Marshalls for all 11 pairs of 96" drapes, most at $20 a pair and they're cotton, washable, not sheer or room darkeners but great drape and quality.
