This is Eider White with my favorite flooring, Country Bluff Oak EVP from Lumber Liquidators (picture quality sucks):I do have two houses with yellow exteriors that I used Wool Skein (a light greige by Sherwin WIlliams) in, with Shaw LVP from Lowe's in Resort Teak.

If you've sealed up any mouse hole entrances with steel wool and spray foam, laid down traps then its time to tell the tenant in writing that if they don't stop leaving out snacks for the mice they'll be asked to leave. 4 grand is crazy, you're problem is the tenant.

More bankable, can save more and learning construction trades will be huge not only as you can do some work yourself but you will be skilled enough as to not get the wool pulled over your eyes if you start doing flips or BRRR properties.

Huge score from Marshalls for all 11 pairs of 96" drapes, most at $20 a pair and they're cotton, washable, not sheer or room darkeners but great drape and quality.
