Now, I am not a sophisticated investor, but I have enough scars to know better than to respond to those emails, but they lean heavily into their brand and reputation and even have some big names right here on BP leaning into those as defenses in this thread. 

Start with whatever your son's natural talents and inclinations lean toward.

The property deteriorated so much after 3 years of neglect and vandalism and squatters that Dallas County ordered a “tear down” order and leveled and cleared the property, slapping on a municipal lean.

I understand fast solutions have slow problems.If I'm myself, I continue to lean into REI via BRRRs in growing areas of buying established but undervalue in very good areas to keep it a growing % of my portfolio.

I would say it depends, but I lean toward yes. 

@Matt Wan From overseas I would suggest buying in a market that is readily and easily accessible from one of the airports you can conveniently get to.

It takes a few days for the money to hit my account, but that is a small thing compared to the convenience.

I know it’s harder to find a duplex that makes sense but that’s what I’m leaning towards.

For example, I purchase nearly everything on CC, for security reasons and convenience, and I pay it off in full every 2 weeks.
