If there is a problem with a main component of the property (such as electrical, air conditioner, roofing, etc.), we will acquire a price for repairs from a licensed contractor in that particular field.

Be sure your air conditioner is in top shape as summer is coming fast and it is unholy.  

I just recently had an air conditioner condenser unit replaced in June in my California duplex.The bill was for $2200 for a 3 ton with r-22 Freon.The second unit just went out and now I am quoted $2800 for 14 seer 31/2 ton.

Specifically, I have had window AC's, sometimes multiple, or, (very sneaky) the portable, roll around type of room air conditioners that are really inefficient.

Does it need a separate air conditioner, Furnace, water heater, etc..?

@Ryan Detzel I'm always shocked when renters ask me if they need to bring their own linens, because as far as I'm concerned, I'm providing everything (and more) you'd find in a hotel room (well, I don't provide shampoo/conditioner).
