Roof is in good shape, a majority of my maintenance and repairs were spent on HVAC (cleaning coils, new condensate pump, new duct runs, new igniter) the system itself is post Katrina (2010) roof is post Katrina (2010).

The exception to that is the stove for renters, since I just use a traditional electric coil, and the dryer, since most renters that own appliances have electric dryers.

I need a reference for a reliable HVAC person who's licensed, insured, and understands investment property business.Yes, I realize when we say "understands investment property business" that sounds like "charges $20 for a coil clean."

I am considering 3 options for in-unit replacements.Gas furnace with a/c coils, gas hot water tanksNavien combi-boiler for heat & domestic hot water, ductless mini-split a/cccASHP for heat & A/C, electric POU water heatersEach system has different pros and cons including initial cost.

I have an HVAC technician cleaning the coils and the ducting. 

Rates have been suppressed for a considerable time, the mechanisms to do so coil up like a spring and at a point have so much tension that it can't really compress any further, that's where we are today. 

It comes back like a coiled spring only to disappoint those who left and reward those who stayed.

The extra rooms have braided coil wiring for lights etc. that were not part of the original building (it's basically been converted into dorm room style).

It has been my experience that heat pumps lose efficiency below 40 degrees and below 25-30 they are about useless without additional heating coils. 

For example if they have to replace the hot water coil or the recirc pump that could add up.
