PM then sent cleaner out again to finish up and I was still very unhappy with the results.

To me, that would be a cleaner way to terminate the tenancy.

I do have an excellent cleaner but the pricing isn’t cheap.

@John Underwood @Zambricki LiFor those of you who do not use third party management software, are you able to have Airbnb/VRBO automatically alert your cleaners of new reservations or at least share a calendar with them? 

Remember AirDNA includes the cleaning fee in their revenue calculations - you will have to pay the cleaners - this is a significant expense. 

They had to wait for my cleaners to get it all done so they had to hang out until after 4pm.After that I just send the address and check in instructions 2 days before arrival via text.

If it were me, I'd buy a couple of them and ask my cleaner to swap out the batteries if they saw the batteries were under a certain level with fresh ones, and then have the cleaners charge up the batteries as part of the service contract with them.Mike

I also use Hospitality which notifies the cleaner when guests are coming and going. 

If not I will try to refinance and then either pull the trigger on furnishing the home for STR (cleaners and handymen were hired/ interviewed on the trip out,) and still have the boots on the ground in case of emergency.. or just long term rental and refinance, repeat…Not a perfect deal, but I learned a ton!

If you are in an expensive market and looking to leverage better markets, increase revenue and trustworthy property management with additional benefits (regular house cleaner, counselor to manage relationships among tenants, etc) then this is a great option for you.
