If you get greedy and put #3 in front of #1 or #2 you can get burned like any other market. 

but house hacking is the best way to get started wherever you choose.

You want to give a generic answer (as in, yes, you can get pregnant) while I want to customize my answer to the person asking (as in, no, you cannot get pregnant because you're a man).

A self-directed IRA or 401k can be a great vehicle for loaning money to others without getting hit with taxes on the interest income.

I think keeping it simple but nice is best.

I am wanting to get into fix and flips and eventually long term rentals. 

I would spend a few bucks on nice ads in local magazines and/or do flyers in areas that are higher income. 

You don't always have to incentivize a tenant with a discount to get the tenant to stay, nor keep rents stagnant, but it is good to be aware of the business impact with respect to cost too.
