@Lee Burns a bridge is a loan that is given to someone that will encompass the amount of closing costs, that will be paid out of the total first loan.

With a wrap, title does in fact change hands in that case, but the seller is secured with a mortgage on the promissary note for both the equity and remaining mortgage (atleast).A note that is secured through real estate is a mortgage.A note that  is not secured is a note.A mortgage that wraps around, encompassing, the existing mortgage is a 'wrap around' mortgage.A note that is secured through real estate that does not included the existing mortgage (assuming there is one), is just a regular mortgage in lien position.

I for example don't like Vail as IMHO its essentially a glorified truck stop, sterile, with none of the old cowboy charm of a place like Breckenridge, Crested Butte, Aspen or Telluride.

type comments, but it seems I might be on track.  20%+closing +++ down is tough and also a risk and your credit is got to be good enough for a bank so it seemed on target... but the thought of Hard Money and deals that encompass Balloon loans, and variable rates etc., are scary to me!
