Picking this one back up: Dallas has restricted most short term rentals except for in certain areas as of this past summer. 

If you can hang on into next spring/summer I bet you'll get better rents or be able to sell.How about asking your lender to push a monthly payment to the end of your term for the purpose of fixing the asset?

Ski Leases: Looking at the short term rental policies it does not cover leases longer than 30 days, seeing as there is a market for this type of rental what are peoples experience with this for ~4 month terms, and has it worked for summer leases as well.?

Summer and Winter are pretty similar in terms of ADR with fall decent but not as much. 

It wasn’t until this past summer that it really clicked for me just how powerful the REI model can be, and so I’ve been reading, listening, consuming as much information as I can over the last few months, and I’m just ready to start making things happen.Anyway, I’m really looking forward to meeting more of the community, to continue learning and building relationships with as many of you as I can.

Its always been my understanding that renting in the winter months can be challenging compared to spring/summer.

Hi @Pat Lulewicz - I’m looking to purchase my first investment property in early 2025, with the goal of closing, rehabbing, and renting it out by summer 2025.

This is very valuable for me because the houses around us only rent in the spring and summer. 

So I need to have the carpets cleaned professionally each year, and my cleaner has to use a home machine to spot clean about every month in the summer, when it is fully booked.
