You know whether people like to live to the east or west side of town, or want a walkable neighborhood more than a car-focused living experience, or more house or nice finishes, then you will probably be fine in any of those markets.

Making this particular bedroom bigger has three benefits: 1) bigger primary as I add ~100 sqft, 2) no need to change anything else except for face lift, 3) the garage is exactly below this bedroom and it's a single car garage, with this addition, it'll be two car tandem garage.

So, this tenant's budget may well be based off of $850/month rent meaning they may have other obligations such as a larger car payment that they took on because they felt they could afford it.

I say 'If you get in that car and drive off I'll call the police' They'll try all kinds of BS but I hold the line and say I can't control what you do, but I'm telling you what I AM going to do.

This one is not important or good if you don’t take care of your properties but I update all of my units AND want my tenants to take car of the unit so a yearly inspection with the Sec 8 Inspection is great for me.

Worst thing was having to listen to a car full of sorority girls.
