We are based of course in one of the most expensive places to live yay to that.

You can look at successful STR's in your area and make a list based on photos.  

I’ll definitely make that a priority as I build my team.I also appreciate your point about using different contractors based on the scope of work.

First off, let me start by saying I logically understand a winers attitude is not based in victim mentality.  

Many times the tenants are income based and pay 20-40% wherein only 60-80% may be guaranteed.Aside from the rent percentage issue is pride of ownership.

I would not eliminate OKÇ based on tornadoes, that is why you carry insurance.It will very difficult to find something in Austin that fits your budget.  

Value is based on each individual and they will need to determine if they think there is any value.
