If I had a do over, rather than burning 6 months of stress and costs on an eviction, I would have done cash for keys. 

Hello all,I do a rent by room strategy outside of Denver proper, and in the past have been burned a common denominator of two tenant that I allowed co-signers were not a good fit.

We have perfect feedback and Premier Host, and allow Instant book, but do not have a liberal cancellation policy and have some rules in place (4 day minimums, for example) and are not fighting the cheapo battle, and we tend to get somewhat buried in the search rankings.One of the things that really burns my *** about VRBO is that they allow the property owner to self select the type of property that it is rather than forcing it into where it belongs.

The reason folks prefer not selling, is you avoid all the transaction costs..... why burn 6-8% of your profits if you can avoid it by holding onto the asset?

That means that it's grandfathered in as triplex (but if it were to burn down, it couldn't get rebuilt as a triplex, but as current zoning as duplex). 

Do you think you're going to be covered if the 3rd tenant starts a fire and burns the place down?

And you may burn the bridge if you fire them from PM to where they don't do the rehab work anymore.
