It sounds like @Ricardo Polanco is following the rules and just needs to let the OSE officers in for inspection.

Now I will give my opinion on buying a four plex verses building one. 

Every REI has a starting point, a build up phase, and an exit phase (this doesn't have to mean out of REI...it refers to cash).The key to determining this is based on an investment plan, and where the REI is in that plan. 

I've never spent money on inspections/environmental before having the property under contract.

With him being a Real Estate guy, I cant see him doing something that would put a huge blow to the industry.Maybe the majority of our building materials is produced domestically?

The reality is, while house hacking can be a fantastic way to build wealth, it’s not always as simple as it seems.

The inspection showed more issues than we expected but the seller wasn't willing to negotiate so we cancelled in the due diligence period.

I just want some outside eyes to help me understand if this deal is what I should expect to find as I build my portfolio.I plan to buy and hold long term.

The second red flag is he's trying to build his credit back up.
