Hi Angus, A cash-out refinance is typically not considered a taxable event for businesses since the borrowed funds are regarded as liabilities owed to the lender.

There may be some lenders that might be a little more "borrower friendly", but I haven't found them (nor do I have the time to look for them).You might be able get better terms if you "house hack" by getting an FHA loan, but I don't generally work with those loans.

Tenants file bankruptcy, go out of business, stop paying, but stay. 

There was also a large plot of land when it looks like something maybe in underconstruction but stopped....I really do hope Niagara Falls revitalizes.
