Property management is one of the most critical yet often overlooked aspects of real estate investing.

I wanted it for myself but went to a wholesale seminar so I figured I would give it a try because I would like to know all aspects of real estate.

For example, I am a little concerned about some aspects of the business cycle recovery and a potential for a double-dip so I lean toward the safest part of capital stack which is debt (or low-debt equity).

The contracts aspect is major, VERY major, not to mention it can make massive $ differences in a sale.

I wanted to hire VA's to handle the cold calling aspect of things, since that is the most time consuming part in my mind.

Im a new comer that want to learn and understand all aspects of real estate.

Some of the best ones I know started as flippers or also flip themselves and/or have rentals so they understand the risks to buyers and all the aspects that go into it and aren't just locking up deals and renegotiating sellers. 

I don't find too much value on this aspect, the valuation models are all the same, and your data wouldn't be differentiated.
