Fair enough, I have partial ownership of a commercial (apartment) building in the Bay Area and I would estimate it as a Class A- to maybe Class B - great location, great tenants, nice amenities (not high end like gym, new pool, community room with big screen TVs, etc), high rents, but building is older (built in 1950s).One investor I saw post that they look at where Starbucks and Costcos are opening and possibly factor that into looking at different markets.

There can also be chemicals in the treated lumber that are harmful to the environment.Invest in a good screen or built in door system.  

My landlords manage with Azibo, and we do tenant screening with RentSpree, but there are a lot of similar products out there.

So If i was guessing most of the folks having issues in the space have very little assets aimed toward client relations and communications but still do big spends on advertising for new blood.

Is anyone else willing to share the math-side property screening process?

Use the top three or four discriminators so applicants can screen themselves.Then you need to have clear screening criteria yourself.
