For one, we just completed a trial and the owner will have to pay over $17k back to the community through a bankruptcy plan, which has been a very long and costly battle.

He is battle hardened and wise but also a good fair man.

@Mario Furmanczyk like @Brandon Battle says you should definitely get a real estate attorney.

I am not saying it not possible to get a good deal on the foundation job, but it s a up hill battle in this case.

(adult being an important distinction, I didn't get allowance when I was a kid, ugh) I'm thinking what I can do is let my sister list it, have her figure out what market value is so I don't have any family battles over fair value and her time renovating it.

Especially if in reality the carpet has lived most of its useful life and its time to change them anyway...I totally get the desire to want to stand by your principles.....and I hate to cave to tenants since it also trains them to be a PITA to their next landlord.... but its s business and you have to pick your battles and move on

This is something you will constantly have to assess and battle with, and perhaps over time, decide is no longer for you.

Your goal is to maximize your return, not win every battle.
