New laws are causing MH dealers to pull thier hair out, better have an attorney check what you want to do.As to maintenance and ARV, MH crap, like some stoves, hot water heaters, bath tubs are built just for MHs, so if you are replacing with stock items you need to become familiar with those prices, but often you can improve with real home fixtures from the box stores. :)

Sometimes when screwing back on you need to use plumbers thread tape as the grooves are worn out to fill the gap so no leaks are coming out.Is the leak coming out of the handle or the spout for the bath tub??

I dont give them any tools, I dont pay them per hour, I dont tell them when to work. here is a code to the lockbox, here is he project. the price to remodel the bathroom is say $1000, tiles, grout, glue, durrock is on the jobsite. when you do it is not my problem. it cannot take more than 3 days. all that is written in the contract. they do not have their own insurance, I have a builders risk insurance to cover myself. will that work in case he fells off the bathtub and brakes his leg ?

Unless I was upgrading it to a Jacuzzi type bathtub I would normally have cast iron tubs professionally refinished and spend the extra money on the tilework etc.

He was content with changing the locks and having us throw away all her crap after we closed... thanks a lot2. a week after closing that same seller informed me that the only tenant actually in place hadn't paid the previous months rent.... fun3. the roof that "had some life left on it" needed to be replaced and the siding that we had to replace came in 5k over our estimate4. leaking pipes behind 3 of 4 bathtubs 5. cockroaches.... lots of cockroaches... we're still battling cockroaches.6. our "cosmetic" rehab took 1 month per unit, twice as long as we had planned.That being said I'm preparing to do it all over again in 6 months.
