There are often weekends or holidays that finding even a basic motel for the night in some areas is nearly impossible (especially if you have pets!) 

You could find your local wholesaler ( basically what a land flipper is) and ask about what CRMs they are using and also talk CPAs.

If I sell the property for 130K, after assciated closing costs, I will basically break even.

You basically own 3 paid for properties. 

The rental had ratty furniture, a record player prominently featured in the marketing but it had no speakers, missing basics items in the kitchen, lots of drunks in the concrete hallways that reverberated right into the bedroom at 2am, a strong odor of urine outside, and more.We have super hosts in this forum that have hundreds of 5-star reviews and are masters of the craft, but I look at their rentals and see they don't have any artwork on the walls, decor is basic, they do nothing to make the guest feel welcome, etc. 

It basically said, unless you are living in Wyoming do not use a Wyoming LLC set up.It seems the more research I do the more different answers I see.Going a little crazy over here,Rhonda

We're never going to erase class in any capitalistic system so the best you can do is put up some basic guard rails and let the market do what it does.
