Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports. After testing a few apps, one should clearly stand out.

In my experience the governmental liens don't drop off with the sale so depending on where the properties are you can have issues with city liens like mowing, cleanup, demolition, etc.IRS so far has not been an issue for me....and I have bought property with IRS liens, but it is nice to know if they do have IRS liens. So far I have not purchased anything with lender liens on them....everyone says those get wipe out, but I can't believe that is automatic.

I would put the student loan on an automatic minimum payment plus some comfortable, but not too large, additional principal payment (if available) per month, then forget about it.

@Steve Cribb to be successful, landlords need to set boundaries. Many tenants, especially desperate ones, try to make their problems their landlord's problems. As a PMC, we try to be reasonable, as "life happens" and "tenants are tenants for a reason", meaning they don't plan well and live paycheck to paycheck.Part of our being reasonable though, involves deadlines and we AUTOMATICALLY start the eviction process so a tenant knows this.
