HOA fees, in particular, seem to be the biggest hurdle.

(These lots more to be said about this, particularly within the ERISA plan context, but this is the gist of it.) 

In my experience, a suit for specific enforcement of a real estate purchase contract is not particularly complex or fact intensive that would lead to extensive time needed for discovery. 

But keep in mind that there might be some delays in getting payments started, particularly in the first month or two as inspections are completed and paperwork is processed.

While I haven't personally done anything with this particular fund, I do have capital deployed with BAM.

On this particular property I wouldn't be able to do a cash out refi right away as I'd have 20% equity.

I have broken down 4 key benefits to a retirement account: 1) Compounding interest in the absence of taxation (particularly with a Roth IRA) 2) Ability to self-direct into alternative assets, like real estate, private real estate partnerships/syndications, crypto, gold & silver and other alternative investments. 3) Credit protection (see state specific laws), but generally inherent protections. 4) Upon death, if setup properly, probate avoidance
