I would think that short term prices would suppress on SFH's but from a little bit of online research about the RE effects of other hurricanes, that seems not to always be the case as demand goes up as rescue money and recovery related personnel pour into the region.

Smaller properties are more stable in that people stay longer (traveling professionals is who you should be marketing to), they are less seasonal and maintain rates year-round, and even if they do get trashed or something gets stolen its a lot smaller recovery cost.

If old T pays through end of lease, it is NOT a broken lease, so no broken lease fee.Texas also has a law that states you can have only a single satisfaction; no double recovery.

With the recovery, an obvious value favoritism has grown for areas out this way when compared to Altamonte Springs (of course there are still high value and desirable areas in Altamonte).

For the most part, people are much more skeptical on solar because it's installed on the roof, impacts athletics, and it's something that needs to be "dealt with" (either maintenance, contract with supplier, etc.).As @Charlie MacPherson added, mini-splits are a great value-add and through mass saves you can get a 10 year 0% loan if they having heating capability.As for Geothermal -- A real challenge can be ground rock in this area.

As the project progresses, if they aren’t hitting their milestones within the agreed upon schedule, ask them how they are going to accelerate their work and submit to you a recovery schedule to remedy.
