I'm curious if anyone has created "digital guidebooks" for their STRs? 

Agents are typically required to show up with the client at the first appointment with the builder - if they miss that, they can often be cut/pushed out of the deal.

I have an appointment with a local CPA coming up but I'm planning to get a second opinion so I'll reach out to someone reputable and knowledgable outside of Mass as well.

The inspection letters often are sent to the tenant, the inspectors don't arrive or cancel appointments, and they fail properties 4.

So once we had that then I had a few folks come in and call 2 times a week on our list and set up appointments or gage interest.Now if I was doing it today we would have to respect the NC list of course.. 

Biggest part is you have to be flexible for showings or appointments.

I too, have an appointment with Anderson Advisors tomorrow, but based on the insightful responses here on the BiggerPockets forum, I would have to agree, especially for my situation that I may need to be a bit more established before taking on a "Platinum" commitment of any kind.

Digital Guide Books are also great.Boots on the Ground...keep your local cleaners and contractors happy and communicating. 

Fortunately I can facilitate all the improvements at cost but is it realistic to think I can draw a higher end renter that is willing to pay above market rent to live in much nicer appointed home?
