I turned him down, not because I refuse to mentor folks, but because I'm already engaged in doing so and I don't have time allotted outside of that to properly take on someone else.So making clear the time that you want to devote to learning, type of communication expected would help someone formulate how to fit it into their schedule.

If they did, I would push back by occupied the unit with the greatest square footage so the portion allotted to the homestead exemption would increase.

Don't forget they have to sue you win, get a judgment then forclose, almost all these cases are done on contingency so no attorney will even look at it unless you have allot of equity in the homes.

On one hand, ORS 90.392 (sec. 2a) clearly states that failure to pay a late fee IS grounds for lease termination, as does ORS 90.630 (sec. 1(e)A)On the other hand, ORS 90.260 (sec. 6) states that (emphasis mine):A landlord may note the imposition of a late charge on a nonpayment of rent termination...so long as the notice states or otherwise makes clear that the tenant may cure the nonpayment notice by paying only the delinquent rent, not including any late charge, within the allotted time.To me that seems to indicate that, once you give the tenant a notice of termination due to not paying rent, the tenant can fix the problem simply by paying the overdue rent.
