I've found that most are great for data (just has an algorithm that pulls info from a title company or county records), but do actually generate leads.

You may want to run facebook ads they are cheap and will get you a ton of responses just be specific about where you're located and what you're looking for as geo targeting isnt as easy as it used to be since FB changed their algorithm a while back

So somewhere we need a new process that starts with algorithmic data and is augmented in special cases (eg the price is above $$$ or the renovation was not documented and needs confirmation or whatever)
