Not as many compared to coastal towns after a Hurricane, but still some.

If you want an actionable plan one thing you could do is pick the town/city you are thinking of investing in and start doing market research on it.

With my automated alerts set up, a 3 unit came on the market in the town where I had already been investing. $69k for a 3 unit with gross rents of $2k a month and total expenses of $800 a month which included management and capX.

This would be a large residential development in a rural town with a great location.

I would take a 10% return in my home town A/B versus a 15% return in a C market OSS.

I own a house just south of Jaco, in a town called Esterillos Oeste.   

There are other recurring meetups in town with great communities, like Bobby's event at Crawdads which I believe is also monthly.

I find this screens out any guests that could have issues and lays the groundwork for a great stay.It also weeds out folks (in our case) that aren't understanding the distance to town and certain activities in our area.

I've also considered just flying back to town and showing it myself as it would be roughly the same cost to do that versus a property management company, if not a less.
