Can anyone advise?

I got this advise 8 years ago... the lawyer part, till now I have not had the need to use them whatsoever, and I had to evict a tenant myself.

@Tim Delaney That is really good advise, I do of course need practice analyzing deals, and I may find the on- market deal.

It’s more of a solution for owners who need liquidity but don’t want to sell their property outright, interacting with  advisers, agents, and other related people that are expensive and may be hard to connect with, or take on additional debt, including such debt like loans from banks and offline interactions, which require valuable time.

This is what I'm doing, not advising anyone to do this.

I've seen so many forum posts advising NOT to give any money to contractors upfront - because so many people have been ripped off by contractors.
