I would also advise doing your own inspection of the property to make sure that everything that they say is being done is actually completed and to code and that there shouldn't be any surprise maintenance costs at the beginning.  

I am only free to say that I have been advised to turn the matter over to the proper authorities, which I have done and there is more than one agency currently looking at the matter.

I advise all of the people that want to buy another property inside of a year to use a Wally Wrap because they write a wrap around the wrap so that the seller has an asset to show their next lender.

so here i am back on the forum, looking for advise for rent collection. 

I can't stand Dave Ramsey because he advises people with out asking 100 questions that you should before you give advice like this. 

When I had my own real estate practice, I advised landlords on tenant issues, negotiated cash for keys, and filed evictions.
