Wells Fargo ultimately turned me down because my specialist was completely clueless in general, and because she failed to accurately relay what I was telling her to her "internal contact" on the phone. 

Your graph is too small to read, but CoC is not an accurate measure when lending money.

I have been practicing my deal analysis daily, but it's hard to tell if my numbers are accurate without comps. 

The manual entry of numbers has moved to an automated model with accurate ARV, Cap Rates, etc.  

Based on those numbers, yes CoC return is "accurate" but I wouldn't say it's "reasonable"...in fact, it seems VERY high.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.
