This could/should be someone who is accredited in inspections; at least.

@Jay Hinrichs That right there is a solid tip since I am in fact licensed and work for a nationally accredited business.

your job is to either get them paying again once you buy them or  foreclose and become the owner then resell or rent.2. there are note funds that will buy NPN and performing notes and do all the heavy lifting for you.. usually need to be accredited @Mike Hartzog has such a fund. 

We typically syndicate our equity requirements for our acquisitions through accredited investors and institutional investors.We have never done any TIC or DST and are very interested in learning more about how to find investors who are looking for 1031 like kind exchanges.

There will propabaly be investor qualifications (accredited or sophisticated) but it’s a great alternative that allows folks who want to get out of a participation (hands on) ownership role and 1031 up into a more risk averse large MF building while being hands off.The sponsor will take fees of course like a normal syndication (most likely) and the returns may be slightly less, but you should still share the appreciation rights and ultimately just continue to 1031 up and up.Happy to answer questions.
